Reminder to submit comments about proposed mixed-use development for Strandfontein coastal node

In November last year, the City of Cape Town published the draft development framework for the Strandfontein coastal node for public comment. Residents are reminded to register as interested and affected parties and to comment on the pre-application environmental process related to the proposal to turn the area into a mixed use development with recreational, residential and commercial opportunities. The closing date for submissions is 14 December 2023.
The Strandfontein resort area is located on the False Bay coastline along Baden Powell Drive (R310). It is located north of the tidal pool and pavilion, and east of Fisherman's Lane, is approximately 19,5ha in extent, with some existing buildings on the eastern side of the site.
The draft development framework proposes to transform this area into an integrated Strandfontein coastal urban node to include:
- residential and retail opportunities, including possible conference and hotel facilities
- recreational facilities, including a picnic area, walkways, and terraces
- a public space to accommodate markets
- to retain the natural wetland areas
- to rehabilitate the natural environment through stabilising the dune area, among others
The above will require environmental authorisations.
An independent environmental consultant is undertaking the environmental impact assessment (EIA) related to the proposed development. The National Environmental Management Act requires an EIA for this coastal site given that the proposed development falls within 100m of the high water mark.
'I encourage residents and the local communities of Pelican Heights and Strandfontein in particular, to please participate in this process and to submit comments. Residents can also register for regular updates. It is the City's intention to give previously disadvantaged communities more meaningful access to coastal spaces that are suitable for development so that they can also benefit from future growth and investment.
'Still, any development should be done in a way that is sensitive to the environment and our natural assets. This part of the statutory process focuses on environmental authorisation, offering the public another opportunity to have their voices heard on this matter. We value your input,' said the City's Deputy Mayor and Mayoral Committee Member for Spatial Planning and Environment, Alderman Eddie Andrews.
